Maroochydore, 4558, is the working centre of the coast, and its concreting reflects it: post-war beach houses on sandy blocks being renovated street by street, canal-front homes along the river at Sunshine Cove, and newer townhouse builds filling the blocks behind the city centre. We pour driveways, alfresco slabs, paths and pool surrounds across all of it, on one fixed written quote after a site measure.
The ground here is coastal sand almost everywhere, with the water table close on the river and canal streets. Sand drains fast, which is a gift in storm season, but it needs proper compaction before a slab goes down or the edges settle within a couple of summers. Base compaction and steel on chairs are where a Maroochydore driveway earns its life span.
Most of the driveway work in the older streets is replacement: original surfaces poured thin decades ago, now cracked along the tyre lines and dropping at the kerb. A replacement concrete driveway is formed to the levels the block actually has, poured at 25 MPa on a compacted base, and finished to suit the house, which in Maroochydore increasingly means exposed aggregate in the sand and stone blends that suit rendered coastal exteriors.
Behind the house, the jobs run to alfresco slabs built to the door threshold, pool surrounds with falls that shed splash away from the coping, and side paths that finally line up with the gate. Where more than one surface is poured on the same visit, the smaller job prices at the bottom of its range because the crew and the truck are already there. Current ranges for every service are published on the rates guide, and every job is poured to the build standard.
Sunshine Coast Council crossovers in Maroochydore
Within the Sunshine Coast Council area, the crossover, the section of driveway between your property boundary and the road, is built in the road reserve and follows council rules. A standard residential crossover does not need a permit. It is self assessed against the council’s crossover checklist and constructed to the council’s nominated standard drawings, in concrete, asphalt or bitumen; raised stamped patterns are not accepted, and clearances apply around stormwater pits, power poles and bus stops.
A crossover that does not meet every checklist item is non standard and needs formal written approval from the council before any work starts, through the council’s development or transport teams, with an application fee that the council sets each financial year. Replacing or widening a crossover in a way that changes its profile, surface, size or materials counts as construction and follows the same rules. Frontages on state controlled roads are handled by the state, not the council.
Homes in the Aura estate at Caloundra South sit in a Priority Development Area with their own approval arrangements, and both Aura and Harmony at Palmview carry developer design covenants for driveways, including finish restrictions. Check your release’s design guidelines; what applies to your block is confirmed before anything is booked.
