Baringa, 4551, is the first suburb of the Aura estate at Caloundra South, and concreting here follows rules that older suburbs never had. Driveway locations are fixed on the block’s approved plans, the finish has to satisfy the estate’s design guidelines before anything is poured, and undecorated plain grey is generally not permitted on the street. We pour driveways, patios, paths and slabs across Baringa to those rules, on one fixed written quote.
The ground is the sandy Caloundra South plain: flat, workable and fast draining, with the real care going into compaction and into the services that crowd a new estate’s narrow verges. Crossover work here is set out around stormwater pits, NBN pits and street trees, with the clearances the checklist demands, and where a driveway crosses the new footpath the estate expects the path cut out and the driveway poured as one continuous slab, not patched around it.
Most Baringa work is first-time concrete rather than replacement: the driveway in the finish the covenant approves, usually exposed aggregate or coloured concrete chosen from sample boards against the render, then the alfresco slab the house was designed around, side paths before the turf goes down, and a shed or studio slab once the fences are up. Pouring more than one surface on the same visit brings the smaller job’s rate down, which suits a new block being finished in stages.
Covenant approval sits with the estate and rules vary by release, so check the design guidelines for your release; what applies to your block is confirmed before anything is booked. Ranges are published on the rates guide and every pour follows the build standard.
Sunshine Coast Council crossovers in Baringa
Within the Sunshine Coast Council area, the crossover, the section of driveway between your property boundary and the road, is built in the road reserve and follows council rules. A standard residential crossover does not need a permit. It is self assessed against the council’s crossover checklist and constructed to the council’s nominated standard drawings, in concrete, asphalt or bitumen; raised stamped patterns are not accepted, and clearances apply around stormwater pits, power poles and bus stops.
A crossover that does not meet every checklist item is non standard and needs formal written approval from the council before any work starts, through the council’s development or transport teams, with an application fee that the council sets each financial year. Replacing or widening a crossover in a way that changes its profile, surface, size or materials counts as construction and follows the same rules. Frontages on state controlled roads are handled by the state, not the council.
Homes in the Aura estate at Caloundra South sit in a Priority Development Area with their own approval arrangements, and both Aura and Harmony at Palmview carry developer design covenants for driveways, including finish restrictions. Check your release’s design guidelines; what applies to your block is confirmed before anything is booked.
