Bells Creek, 4551, is two places wearing one name: the long-standing semi-rural properties along the old road, and the new Aura releases steadily turning the plain into streets. The concrete could not be more different from one end to the other, and we pour both: driveways, slabs, patios and paths, on one fixed written quote.
The ground is the sandy Caloundra South plain throughout, flat and free draining, with the acreage end adding the realities of long frontages and unsealed edges. On the estate side, the care goes into covenant finishes and the services crowding new verges; on the acreage side, into honest thickness and falls for surfaces that work every day.
The acreage properties bring the big pours: long driveway runs built for daily use and delivery trucks, and shed slabs poured to the drawings, with thickened edges under the machinery the shed is actually for. Broom finished plain concrete does the working surfaces out here, priced by the metre honestly.
The new releases play by Aura’s book: driveway locations fixed on the approved plans, street finishes steered away from undecorated grey, and exposed aggregate chosen from sample boards doing most of the frontages, with patio slabs and paths following as blocks get finished. Covenant rules vary by release, so check the design guidelines for yours; what applies is confirmed before anything is booked. Every range is published on the rates guide, and every pour follows the build standard.
Sunshine Coast Council crossovers in Bells Creek
Within the Sunshine Coast Council area, the crossover, the section of driveway between your property boundary and the road, is built in the road reserve and follows council rules. A standard residential crossover does not need a permit. It is self assessed against the council’s crossover checklist and constructed to the council’s nominated standard drawings, in concrete, asphalt or bitumen; raised stamped patterns are not accepted, and clearances apply around stormwater pits, power poles and bus stops.
A crossover that does not meet every checklist item is non standard and needs formal written approval from the council before any work starts, through the council’s development or transport teams, with an application fee that the council sets each financial year. Replacing or widening a crossover in a way that changes its profile, surface, size or materials counts as construction and follows the same rules. Frontages on state controlled roads are handled by the state, not the council.
Homes in the Aura estate at Caloundra South sit in a Priority Development Area with their own approval arrangements, and both Aura and Harmony at Palmview carry developer design covenants for driveways, including finish restrictions. Check your release’s design guidelines; what applies to your block is confirmed before anything is booked.
